Standard Terms and Conditions of Temporary Holiday Accommodation

Note: Variations can be agreed on but only by arrangement with the owner in writing.

Acceptance of this agreement constitutes the guests acceptance of these terms and conditions.

Guests are granted a limited permission to occupy the property for holiday purposes. This is not a residential tenancy agreement under the Residential Tenancies Act.

To maintain a good standard for our guests, we require guests to comply with certain conditions.

Number of guests
Maximum of 4 guests, unless otherwise agreed in writing.

Not suitable for children under 5 years of age.

Parties and functions
Strictly prohibited.

Cancellation policy
Cancellation received 30 days before check-in: full refund.

Cancellation received 14 to 30 days before check-in: 50% refund.

We will not refund cancellations received less than 14 days before check-in.

Theft and loss
The owner takes no responsibility for the guest’s personal property.

Disturbance to neighbours, including excessive noise, is prohibited and may result in the termination of our agreement.

Departure: The property should be left in a similar state to when you arrived.

Check in: Is 3pm, unless otherwise agreed in writing. We will always accept an earlier check in if given reasonable notice and the apartment is available.

Check-out: No later than 10am, as cleaner will require access.

No smoking in the apartment or on the property. Smokers will be in breach of the Owners Corporation By-Laws and guests may be responsible for any fine imposed by the Owners Corporation.

Pets are not permitted.

House Rules

  • No schoolies permitted – bond will be forfeited.
  • Apartment must be left clean and tidy, with dishwasher unpacked and items put away.
  • All rubbish placed in bins – red lid for general household waste and yellow bin for recyclables. If the bins are full, rubbish must not be left on the ground under any circumstances.
  • Towels to be left hanging in the bathroom after departure.
  • Ensure all lights and heaters off and doors locked before leaving the apartment.
